REMINDERS
MONTHLY FEES
Condo fees are due and payable on the 1st of every month with a $25 late fee after the 10th. Fees are set at the Budget Meeting in December of each year. Please check with NPG to verify the correct amount if you are unsure. Payments can be mailed to the Jordan Commons Property Group processing center in Phoenix, Arizona CABanc) or made electronically by clicking here. Both ACH and credit card payments are accepted. Electronic payments can also be made through NGP by submitting an appropriate authorization (click here for the form).
PETS AND OWNERS RESPONSIBILITY
All owners with dogs are reminded that Jordan Common Rules clearly define the number of pets allowed at each unit i.e, one per unit. They also state that owners are responsible for cleaning up after their dogs when using the common areas for outside activities and excercise. A map of the areas where dogs can be curbed is available and can be accessed by clicking here. Not following these rules can result in an appropriate fine.
CONDOMINIUM INSURANCE
All owners are reminded to maintain current insurance on their units. This includes unit contents, and liability as required by the association documents.
DRYER VENTS
Unit owners are responsible for perodic cleaning of their dryer vents periodically.

PARKING
Numbered parking spaces are assigned for the exclusive use of a specific unit owner. Please do not use unless you have written permission from an owner who may be away.
LIGHTING
Parking lot light poles are numbered. Please contact MNE with regards to any lights that may not be working properly. Inoperable outside lights on the ranch buildings should also be reported to MNE.
POOL RULES

LANDSCAPING GUIDELINES FOR OWNERS
In accordance with our Declarations, no unit owner is to change the appearance of the common elements without written permission from the Board. This includes changing the landscaping in front of ranch buildings and in the beds in front of the townhouses. Guidelines on landscaping by individual owners can be reviewed by clicking here.
WATER HEATER PROBLEMS
The Board would also like to remind residents that following the recent failure of a significant number of water heaters here at Jordan Commons, you are urged to inspect your water heater periodically and replace it if the warranty has expired. You are responsible for any damage to your unit, and to neighbor's units should your hot water heater fail.
RANCH BUILDING HALLWAYS AND EMERGENCY EXIT STAIRS
The Waterford Fire Marshall has warned us that items in the ranch hallways and on the emergency exit stairs are a violation of the Fire Code. Please take note and remove items from these areas as soon as possible and keep them clear .
DECK STAINING INFORMATION
HEATING/COOLING SYSTEM MAINTENANCE
Your heating and cooling system should have annual maintenance to keep it performing at peak efficiency. Broadbrook Heating and Cooling Inc. has been providing excellent service for many of the unit owners here at Jordan Commons since original construction was completed. A service call can be arranged by calling their office at 860 887 0147. Other companies may be used if desired.
WINDOW WASHING
Unit owners desiring to have their windows cleaned professionally may wish to call Pete Schiro - Windows-N-More – 860-235-2395. For a townhouse, the cost would be $75 or less for all windows inside and out. A ranch unit would be less.
